KIT INCLUDES....
FLOOR STRUCTURE

| Ground |
Concrete floor construction completed by client before delivery. Treated wall plate supplied by MoreHomes and bedded by client before delivery. Dimensions of wall plate layout shall be provided by MoreHomes to Client. Client to ensure d.p.c. under soleplate lapped 100mm at joints and overlapping the d.p.m. and that the wall plate is in to tolerance as shown in our construction details.

| First floor & above |
Stress graded joists at centres applicable to spans 1200 x 2400 0.S.B. Floors supplied in factory fitted panels for easy site positioning. Joists and plywood supplied cut to size and length as floor schedule for easy site fixing.

| WALL STRUCTURE |
| External wall structure |
38 x 140mm studs and rails at centres in accordance with structural engineers calculations. Structural racking resistance achieved by precise nailing of Smart ply OSB3 fixed to exterior side of external panels in accordance with structural calculations. Smart ply OSB3 covered with breather membrane with allowances for overlapping. External panels supplied with preformed window and door openings. Lintels factory assembled and fixed as to Structural Engineers design calculations.

| Party Wall |
Party wall is the responsibility of client when built in block. When a timber frame party wall is used MoreHomes shall supply same. T.F. Party wall to be :
2 no. full height prefabricated stud walls maintaining 50mm cavity, with one wall insulated. Each wall slabbed with :
(a) 1 layer 19mm plank plasterboard and 1 layer 12.5mm plain plasterboard or
(b) three layers 12.5mm plain plasterboard and with two layers of 12.5mm plain plasterboard in attic both sides. |
| Wall ties |
Stainless steel wall ties and nails supplied for site fixing by bricklayers in accordance with MoreHomes Detail Handbook. Where other cladding materials are used fixings shall be supplied in accordance with Structural Engineers calculations. |
| Internal wall structure |
38 x 89mm studs and rails at centres in accordance with Structural Engineers calculations to all load bearing and non-bearing partitions. Load bearing wall same height as External walls. Plasterboard fixing at wall junction formed by additional factory fixed studs. All partitions supplied in various lengths with preformed door openings.

| Cavity Firestops |
Polythene wrapped fibreglass firestop supplied loose and at centres specified in erection manual with timber firestop fixed to external joinery by others. |
| Breather Membrane |
100 frameshield breather membrane, factory fixed to all external panels. Loose breather membrane supplied for site fixing at joints. |
| ROOF STRUCTURE |
| Trusses |
Engineered roof truss with tooth plate system hydraulically pressed into machine stress graded European white wood. Roof truss members designed in accordance with roof layout and pitch as plan at 400/600mm centres. Loose materials and carcasing to form valleys, hips, gable ladders and any roof surfaces independent to prefabricated roof trusses.

| Bracing |
Ex 100mm x 25mm diagonal bracing and lodgitudinal binders to provide stability to trusses in accordance with BS 5268. All bracing required in accordance with roof truss manufacturers shall be supplied. |
| Tiling Battens |
Tiling battens supplied but not fitted in random lengths to suit 275mm gauge, size of battens in compliance with Building Regulations. |
| Roofing Felt |
Type 1F Blizzard underslating roofing felt in 20M x IM rolls. |
| Eaves |
Installation of uPVC soffit and facia by client, MoreHomes shall supply backing board only. |
| Verges |
Factory assembled verge ladder units comprising of 89 x 38mm framing, barge board and soffit. |
| Ceiling Noggins |
38 x 44 x 565mm plasterboard noggings to suit 1200 x 2400mm plasterboard sheets. (Supply only) |

6 Panel White Regency doors hinged. Doors pre-hung on softwood square edge casings with pre-mitred stops supplied for easy site adjustment.

Softwood slats and bearers supplied loose. |
| Architrave |
Ex 16mm x 63mm softwood architrave supplied in loose lengths. |

Ex 16mm x 100mm softwood moulded skirting supplied in random lengths. |
| Stairs |
Stairs supplied by More Homes to width and riser requirements in straight flights with winder treads or landings if applicable in accordance with local authority requirements. White wood closed treads, risers and strings. Staircase supplied with moulded white wood newels, handrailing and spindles. |

140mm - fibreglass insulation for site fixing by client to external panels.
200mm - fibreglass insulation to roof space fixing by client.
100mm - fibreglass insulation for site fixing by client to all internal walls (where applicable) |
| Plasterboard |
2400 x 1200 x 12.5mm sheets of plasterboard for all walls and ceilings.
Polythene vapour barriers to all external walls.
Supplied for fixing on site by client. |
| Nails |
All nails necessary for erection of structural
Timber Frame kit.
(Non supply of shot fix nails). |
| Lead Time |
From receipt of signed order, deposit and full set of dimensioned architectural drawings, MoreHomes will prepare working drawings and construction details for the clients approval. These must be signed and returned with any edits/changes noted, before MoreHomes can begin manufacture of Timber Frame Kit. If there are very minor or no changes then from receipt of the signed instructions and drawings MoreHomes will agree a delivery date on receipt of signed drawings.

| Delivery Time |
Notification of preferable delivery dates should be specified to MoreHomes at the earliest possible stage by the client.
These dates will be confirmed following receipt of our design drawings signed by the client.
IMPORTANT: Access and hard standing to be available for 40' trailer.
Client to supply crane and scaffolding to complete the erection of the structure.
Client responsible for the correct installation of the wall plate to our specification and tolerance. |
